Head of Innovation Real Estate

Summary

To oversee and manage real estate operations of OXAGON Research & Innovation Hub & Campus (the innovation hub is approximately 2 million square meters of land for light industrial use and the Campus is 220K square meters of labs, offices, workshops, co-working spaces and other facilities). To ensure all real estate activities such as Development Planning, Masterplan Design, Financial Performance, Project Management, Property Leasing, Property & Facilities Maintenance are running efficiently.

 

To co-ordinate closely with overall OXAGON real estate team and make strategic decisions about the long term split of responsibilities and establish processes and working practices to ensure that the cooperation is efficient and effective.

 

To lead global promotion of the scheme - constantly engaging with a global audience and key stakeholders such as internal NEOM teams and external institutions and real estate partners.

 

 

Responsibilities

  • Liaise with sector specialists, consultants and NEOM / OXAGON management on preparation of asset development plan
  • The development plan should be tracked tangibly – with clear plans on its timeline, cost / capex requirement, personnel requirements, resource requirements, etc.
  • The development plan should align well with the launch plan and campaign required for NEOM / OXAGON to attract the required tenant sectors and target audience.
  • Instruct and oversee performance of consultants and relevant teams that are working on either of the development or operation of the asset
  • Establish relationship with the sales / leasing teams of OXAGON and jointly prepare a sales/leasing and handover plan that is linked with the overall masterplan of the project
  • Determine whether Research & Innovation should have own leasing/sales team or whether to leverage the central OXAGON team
  • Align with OXAGON team to set minimum thresholds for acceptable rents or sale prices
  • Continuously assess the performance of the assets and accordingly forecast the revenue budget for the assets for the coming years
  • Provide regular update on sales / leasing progress to the required stakeholders in OXAGON
  • Focus on the global promotion of the opportunity, constantly engaging with the relevant stakeholders, internal NEOM team, global institutions and real estate players
  • Define the overall organization needed to manage innovation real estate within Oxagon, including writing all job descriptions
  • Recruit to build a strong and high performing team
  • Build and lead a high performing team
  • Ensure the team has the capabilities needed to be effective in their roles, through training and hands-on coaching
  • Establish a sub-team that will manage the property maintenance and redressal of all real estate asset
  • Ensure property and assets are well managed and maintained at world class standards
  • Prepare and monitor budget for developing and operating all asset components
  • Present and provide quarterly update to the NEOM / OXAGON board about projects performance, expansion plans, redevelopment plans, demolition plans (if any), red flags, approval status, etc. in a comprehensive deck
  • Undertake research and instruct performance review index of real estate assets – as compared to global markets and KSA markets
  • Set KPIs for project performances and help NEOM / OXAGON prepare annual budgets for forthcoming years by provisioning all requirements for the project
  • Contribute to shaping the overall strategy and direction of the Oxagon Innovation team as a key member of the leadership team
  • Ensure that the operating culture supports and enhances delivery of the innovation team goals, through own behaviour and through developing the behaviour of the team members
  • Coach and develop team members
  • Contribute to delivery of Oxagon Innovation team targets, ensure that the team is high performing
  • Ensure accounting and compliance for real estate components is regulated and well-structured and performed with all standards intact

 

Qualifications

  • Significant experience in Research & Innovation real estate development and/or management
  • Minimum of 15 years of relevant work experience, and within that the candidate should have held a leading position with at least 1 of the following types of real estate firms – such as a developer, master-planner, urban planner, consulting firm, service firms, government firm, etc. The candidate should have been part of the real estate divisions / real estate development / real estate service firms for minimum 8 years in various markets
  • Good degree in a relevant field, Masters in a relevant field desirable
  • Have held a leading position and managed multiple teams in the real estate development and operation cycle
  • 5+ years experience of building and leading high performing teams
  • Experience of marketing real estate projects to a global audience
  • Understanding of accounting and compliance procedures required for real estate operations
  • Have sound knowledge and understands corporate finance for real estate industry
  • Experience of working in Saudi Arabia or the Middle East is preferable however not mandatory.
  • Willing to engage in a hands-on way to get things done
  • Pragmatic problem-solver who is comfortable with ambiguous and dynamic environments
